Selling your Property
When you sell your house you'll need a Certificate of Confirmation from the Management Company confirming that your rent charges are up to date and Covenants have been adhered to. Our fee for checking your property and issuing the relevant Certificate (assuming all is in order) is £50. We do not charge VAT. Without the Certificate, the new owners will not be able to register their ownership of the property with the Land Registry.

Please also note that some titles on the estate mention obtaining a Certificate of Confirmation from Countryside Residential (South West) Limited. If this is the case then please let us know as soon as possible and provide us with a copy of the Land Registry Title (emailed is fine) as we have an agreed process with Countryside Residential to deal with this. Do not contact them directly as they will simply refer you to us which is likely to lead to delays.

- Your solicitor should contact us , ideally by email, to advise us of the proposed sale and to seek confirmation that rent charges have been paid and whether there have been any breaches of the covenants. Our fee for conducting an external inspection of the property and dealing with the required paperwork is £50 and should be paid by electronic transfer. No VAT is payable. Our Sort Code is 40-14-24 and our account number is 71547291. Assuming rent charges are up to date and no covenant breaches are present then we will advise your solicitors accordingly and the sale transaction should be able to progress. Any outstanding rent charges, or covenant breaches will need to be rectified before we can provide the requisite Certificate of Confirmation mentioned below.
- Assuming all is in order then the purchasers' solicitors will need to provide us with the original of the Deed of Covenant (please see our Library page for a Word version of the required document) - signed by the purchasers.
- On receipt of our fee, the properly signed Deed of Covenant in the format set out in the 'Library' section, and the rectification of any covenant breaches and payment of any outstanding rent charges, a Certificate of Confirmation will be issued to the Purchaser's Solicitor. Only upon the presentation of this Certificate of Confirmation will the Land Registry then formally update their records and change the legal title of the property.
